Built for this climate
Here, an exterior wall is subjected to the most extreme conditions of all walls on the property. Equatorial UV causes the binder to break down and wash away the colour, monsoon rain gets in through all the hairlines and where the sealant has failed, and the constant humidity provides algae and fungus with a permanent base on the shaded and north-facing walls. What would only last 10 years in a mild climate will often be worn out in five years here.
Most early failures are not the paints fault, but rather preparation failures. Coating over living algae, over a chalky surface or over a damp wall ensures that the finish will lift. We wash, treat, repair and seal first and then apply a system based on the level of exposure of that specific elevation.
What we paint outside
The gates, eaves and boundary walls are part of the same visit as the facade – they need to be done as well in order to look like the facade is properly repainted.
Terrace, semi-detached, bungalow and shophouse facades washed, repaired and recoated in weather-resistant systems, elevation by elevation.
The first thing anyone sees. Perimeter walls, pillars and fencing cleaned, treated for staining and finished to match or complement the house.
Rust removed from metalwork and repainted with anti-corrosive primer and sprayed or brushed to a hard even surface.
The strips that are skipped — and then show. Eaves, fascia boards, soffits and trims cleaned, primed and finished making the roofline appear as one job.

Timber doors, pergolas, trellises and screens sanded back and finished in exterior wood systems that cope with sun and rain.
Our 6-step process
About two thirds of the work is completed prior to the first top coat. That is the component that makes the difference between paint-out in 5 years or 10 years.
We review all elevations, inspect existing coating and substrate, assess cracks, spalling render and damp, and determine the safe access to each face (ladder, scaffold or lift). That's how and how much.
The facade is washed down to remove dirt, chalk and loose coating, and treated with a fungicidal wash, if algae, fungus or black staining has occurred. Over-living paint just flakes off.
Hairline cracks are opened and filled, hollow or damaged render is made good, and perished sealant around windows, frames and joints is cut out and replaced — the usual entry points for water behind a new coat.
It is sealer with alkali resistance or the correct primer is used to ensure the topcoat adheres evenly and does not patch, flash or peel on a porous or bare surface.
Two coats are applied at the appropriate spread rate—flexible coatings are used where movement cracking is an issue, and heat-reflective coatings are used on the most exposed elevations.
Gates, grilles, railings, eaves and fascia are finished, protection is removed, site is cleaned, and we accompany you on an elevation walk-through prior to signing off on the job.
Multi-storey & high-rise
Not every elevation can be reached by scaffold or lift.
On multi-storey blocks, schools, institutional and commercial buildings, we work by rope access where scaffolding is impractical, disproportionately expensive, or cannot physically reach a face. Painters descend the elevation on ropes and work it in sequence — wash, repair, sealer, then the coats — the same specification as any other exterior job, just reached differently.
It suits narrow gaps between blocks, courtyards and atriums, occupied buildings where scaffolding would block circulation, and elevations where only part of the face needs work. Scaffolding is still the right answer on many jobs; the access method is decided per elevation at the site assessment and written into the quotation, so you can see what was chosen and why.

The honest bit
If an exterior job is peeling in a few years, it's almost always because of a different reason than the brand of paint. This algae was washed but not treated, this chalky surface was not sealed, these render fissures were painted over rather than fixed, or this wall was painted when still wet. Those stages are not visible in the finished job and are the easiest place for a cheap quote to save money – which is why our quotation itemises them.
Early warning signs
Two or more of these indicate that the coating is no longer protecting the wall and from that point the substrate itself begins to weather.

Published starting prices for landed exteriors are on the painting price guide — from $1,500 for a shophouse and $2,800 for a terrace. Access equipment is excluded from those figures and quoted separately.

What Singapore homeowners ask most before repainting the outside of a property.
Usually every five to seven years. Our climate is unusually hard on exterior paint — direct equatorial UV, heavy monsoon rain and constant humidity that feeds algae and fungus. The surface tells you before the calendar does: chalky colour that rubs off, hairline cracks reopening, or dark green and black staining returning soon after a wash.
A weather-resistant exterior emulsion with built-in algae and fungus resistance, over the correct sealer. On walls with fine cracking we specify a flexible, elastomeric-type coating that bridges hairline movement instead of splitting with it. Heat-reflective options are available for west-facing walls and roofs. The right choice depends on the substrate and how exposed the wall is, which is what the site assessment settles.
We work through it, but we schedule around it. Coatings are never applied to a damp substrate or when rain is due before the film has set, because that is exactly how a new exterior finish fails. Washing and repair stages continue in poorer weather, and the coating stages are planned into dry windows.
We arrange whatever access the building safely needs — ladders, scaffolding, boom lift, scissor lift, or rope access for multi-storey elevations where equipment cannot reach or would be disproportionate. Access is quoted as a separate line rather than hidden in the rate, so you can see exactly what it costs and why that method was chosen.

Washing alone does not fix it — it grows back. The wall is cleaned down, treated with a fungicidal wash to kill what is in the surface, allowed to dry, then coated with a system that carries algae and fungus resistance. Where the cause is a permanently damp or shaded wall, we will point that out too, because a coating manages the symptom rather than the source.
Yes — that is the normal case. All the work happens outside, so daily life continues indoors. We agree access, working hours and which windows stay shut on coating days, and we protect plants, driveways, air-con units and anything else in the drop zone.
Yes. Boundary walls, fences, gates, grilles, railings, eaves, fascia and timber elements are all part of a proper exterior repaint — and honestly, leaving rusty gates against a freshly painted facade is what makes a repaint look half-finished.
