Landed Property Painting in Singapore

03

Interior and exterior painting of terrace, semi-detached and detached house (with proper access, preparation and weather grade paint).

Inside and out

How do we protect a landed home from Singapore weather?

Singapore is subject to constant UV, driving rain and humidity on exterior walls and shaded walls develop algae and mould. The key to a long-lasting exterior repaint is not simply applying a coat of new paint over old issues, but begins with a fungicidal wash, sealing, hairline-crack treatment and a weather-resistant coating system.

From ladders and towers to scaffolding where necessary, we plan access correctly for two and three storey houses, and cover the whole house, outside and in – walls, fascia, boundary walls, gates, fences and railings, and interior repaints on a floor by floor basis.

Scope of work

What our landed property painting covers.

There are scope objectives for access, condition and finish for each of the terrace, semi-detached, detached and shophouse projects.

01

Exterior Wall Systems

The facades are washed, treated and sealed and then a weatherproof topcoat is applied — not only for the colour, but for the coating system to be used, depending on the exposure of the wall.

  • Fungicidal wash & algae treatment
  • Sealers & weather-grade topcoats
  • UV- and rain-resistant systems
02

Roofline, Fascia & Boundary Walls

The edges that surround the house. Preparing and coating fascia boards, eaves, parapets and boundary walls throughout the property, not just the front wall.

  • Fascia & eaves repainting
  • Parapet & boundary walls
  • Colour continuity around the plot
03

Gates, Fences & Railings

The edges that surround the house. Preparing and coating fascia boards, eaves, parapets and boundary walls throughout the property, not just the front wall.

  • Rust removal & priming
  • Brush or spray finishing
  • Timber & metal systems
04

Crack & Render Repair

Hairline cracks and hollow render is opened, filled and made good prior to painting (as paint will not fill a moving crack).

  • Hairline crack sealing
  • Render & plaster repairs
  • Spalling repair where concrete fails
05

Interior Repaints

The house changes around the family life, living areas, bedrooms, stairwells and high ceilings are painted floor by floor.

  • Floor-by-floor scheduling
  • High-ceiling & stairwell access
  • Washable interior systems
06

Access & Safety

Two and three storey work is to be undertaken with the appropriate equipment (ladder, tower or scaffold) properly positioned and removed at the end of each face.

  • Scaffold & tower access
  • Safe work at height
  • Neighbour-considerate setup

Exterior first principles

Built for the weather it faces.

The conditions are different for each exterior wall: the west wall is in afternoon sun, the side along the boundary is in damp shade. We don't prepare and coat all faces in the same way; we match the preparation and coating to each face.

  • Condition survey wall by wall
  • Treatment before coating, always
  • Systems chosen for exposure & substrate
  • Touch-up plan for the harshest faces

Paint systems

The systems we use on landed homes.

A landed property is five jobs in one — masonry, metal, timber, concrete and interiors. Each gets its own system.

SurfaceWhat we applyWhy it matters
Exterior wallsFungicidal wash + sealer + weather-resistant topcoatThe full system, not just a topcoat — so colour survives sun and rain.
Boundary wallsAlgae treatment + masonry coatingShaded, damp walls stay clean instead of streaking green.
Gates, fences & railingsRust treatment + metal primer + enamelProtection first; a smooth brush or spray finish second.
Timber doors & screensStain or varnish systemFeeds and protects timber instead of sealing damage in.
InteriorsWashable low-odour emulsionsFamily-friendly rooms that are back in use the same day.

Why City Painters

One contractor for the whole envelope — walls, metal, timber, concrete.

When three different trades point fingers at each other, most landed repaints stall. Masonry, metalwork, woodwork and repairs are all done in one programme, one point of contact and one standard of finish throughout the entire field of vision from the gate.

Working at height, properly

How do we repaint a two- or three-storey house safely?

Landed exteriors are as much a sequencing job as they are a painting job. The house is completed by each elevation, thus no weather change can leave the house half completed.

Sized honestly

What changes between a terrace, semi-detached and bungalow?

It's the same trade, but on a larger scale. This is what really propels the scope between landed types — along with our published starting prices for each.

Landed typeWhat changes on sitePublished starting price
TerraceTwo party walls shared — the fewest exposed faces; access mostly at ladder heightInternal from $2,600 · external from $2,800
Corner TerraceOne extra exposed flank wall — more facade area, longer boundary wallInternal from $3,000 · external from $3,600
Semi-DetachedThree exposed elevations, larger gates and boundary linesInternal from $3,300 · external from $4,100
BungalowAll four elevations, the tallest access needs and the largest compoundInternal from $4,000 · external from $5,000

The whole house

One scope, nothing left half-painted.

A landed repaint is only complete if all the elements around the walls are completed as well. We work on the whole compound in one schedule.

FAQ

Landed property painting questions, answered.

What owners of terrace, semi-detached and detached homes ask us most.

How often should a landed home's exterior be repainted in Singapore?

Most exteriors need repainting every five to seven years, sooner for walls with heavy sun exposure or persistent damp and algae. If chalking, fading or hairline cracks are visible, it is time for an assessment.

Do you provide scaffolding or access equipment for two- and three-storey homes?

Yes. Depending on the elevation and site, we work from ladders, mobile towers or scaffold, all arranged as part of the quotation — you do not need to organise anything separately.

How do you deal with algae and mould on exterior walls?

Affected walls get a fungicidal wash and are left to dwell and rinse before any coating. Painting over live growth is the classic cause of early failure, so treatment always comes first.

Can you paint gates, fences and railings as well?

Yes. Metalwork is de-rusted, primed and finished by brush or spray, and timber gates or screens can be stained or varnished. Most exterior packages include them so the frontage matches the house.

Do you repair cracks before painting?

Yes. Hairline cracks are opened and sealed with flexible filler, hollow or damaged render is re-plastered, and any spalling concrete is repaired before coating. Paint over an untreated crack simply cracks again.

Can interior and exterior painting happen in one project?

Yes, and it is usually more efficient. Exteriors run in dry weather windows while interiors continue regardless, so the combined schedule is shorter than two separate jobs.

Do you paint older or conservation shophouses?

Yes. Older masonry needs gentler preparation and breathable coating systems so trapped moisture can escape rather than blistering the paint. We assess the walls first and recommend a system suited to the building's age and condition.

Can a landed exterior be painted during the rainy season?

Yes — the schedule just respects the weather. Washing, repairs and priming carry on through showery days, while colour coats are sequenced into dry windows so no coat is rained on before it cures. A monsoon-season exterior takes a little longer, and we say so in the schedule rather than gamble your finish.

Can you paint just the boundary wall, gate or one facade?

Yes. Smaller scopes — a weathered boundary wall, rusted gates, a single stained elevation — are normal jobs, quoted on their own. Many owners start there and schedule the full repaint later; the preparation carries over, nothing is wasted.

Which parts of a landed house usually need repainting first?

West-facing walls and the roofline. Afternoon sun chalks west and north-west elevations fastest, while eaves, fascia boards and metal gates show wear earliest. If you are phasing the budget, we usually recommend starting there — and we will tell you honestly if a face can wait another year or two.
