A price given sight-unseen has to protect itself — either it is padded, or it grows on painting day. We work the other way: a free site assessment first, then one fixed, itemised quotation that does not move unless the scope does.

How much does it cost to paint a landed house?

Priced separately for interior and exterior, because they are different trades. These are From prices — the only figures on this page that are — because area, storeys and access drive the number. Where scaffolding, a boom lift or a scissor lift is required for safe access, that equipment is quoted on top.

How much does skim coating and plastering cost?

For walls that need levelling before paint. Condominiums, landed homes and other properties are quoted after a site visit, since the area and condition vary too much to publish a flat rate.

Sealer prices

How much does a sealer coat cost?

A sealer binds a chalky or previously untreated surface so the topcoat bonds properly and lasts. Oil-based sealers cost more and are used where stain-blocking or a harder seal is needed. Both columns are (Ups & Down) prices.

How quoting really works in the Singapore painting market.

How much does it cost to paint a 4-room HDB flat?

A 4-room HDB whole-flat repaint is $1,350 and a 3-room is $1,200. These are "Ups & Down" figures — the price can move up or down after we see the flat, rather than only climbing. The package covers the whole flat, including toilet pipe painting and the protection of your floors and furniture, and the final figure depends on wall condition and any extras such as doors, gates or grilles.

Do you charge GST on top of the price?

No. The prices published here are not subject to GST, so the figure you confirm in the quotation is the figure you pay.

What does "Ups & Down" next to a price mean?

It means the figure is indicative, not a floor. After the free site assessment the price can go down as well as up, depending on the condition of the walls and the scope you actually need. Landed-home prices are the exception — those are shown as "From" figures, because area, height and access vary far too much to publish one number.

Are these prices fixed?

The published figures are indicative. What is fixed is the quotation: after the free site assessment you receive one itemised price, and that figure does not move unless you change the scope.

Why do painting quotes differ so much between contractors?

Because the scope behind the number differs. Preparation depth, number of coats, paint grade and what is excluded vary hugely. Compare quotes line by line, not total by total — a missing prep line is a repaint brought forward.

Is the cheapest quote a bad sign?

Not automatically — but a figure far below the rest of the pack usually means skipped preparation, thinned systems or add-ons appearing on painting day. Ask what is excluded before you compare.

Do you charge for quotations or site visits?

No. Site assessments are free, islandwide, with no obligation — that is what lets us quote fixed figures instead of estimates.

When does the price get confirmed?

After the assessment. You receive one fixed, itemised figure, and it only changes if you change the scope.
