Cost guide · Singapore
The honest answer: it depends on area, condition and system. This page shows exactly which factors move the number — and how to compare quotes.
How pricing works
A price given sight-unseen has to protect itself — either it is padded, or it grows on painting day. We work the other way: a free site assessment first, then one fixed, itemised quotation that does not move unless the scope does.
To budget sensibly before that, use the cost drivers below. Each property page also carries a detailed cost-factor breakdown for its own segment.

Cost drivers
The same three or four levers appear in every quote — they just weigh differently by property type.

Finish level moves the number more than floor area.

Package rates
Real prices, published openly — no enquiry needed to see a number. All figures are in Singapore dollars, are not subject to GST, and were last updated in August 2026.
Prices marked (Ups & Down) are indicative: after the free site assessment the figure can move down as well as up, depending on the condition of the property and the scope you actually need. Landed homes are shown as "From" prices instead, because area, height and access vary too much for one number. Either way you end up with a single fixed, itemised quotation.
HDB painting prices
Whole-flat repaint packages by flat type. The price includes toilet pipe painting and the protection of floors, fixtures and access routes.
| HDB flat type | Whole-flat repaint (Ups & Down) |
|---|---|
| 3-room flat | $1,200 |
| 4-room flat | $1,350 |
| 5-room flat | $1,550 |
| Executive Apartment | $1,900 |
| Executive Maisonette | $2,000 |
Landed & shophouse prices
Priced separately for interior and exterior, because they are different trades. These are From prices — the only figures on this page that are — because area, storeys and access drive the number. Where scaffolding, a boom lift or a scissor lift is required for safe access, that equipment is quoted on top.
| Property type | Internal (From) | External (From) |
|---|---|---|
| Shophouse | From $2,000 | From $1,500 |
| Terrace | From $2,600 | From $2,800 |
| Corner Terrace | From $3,000 | From $3,600 |
| Semi-Detached | From $3,300 | From $4,100 |
| Bungalow | From $4,000 | From $5,000 |
Surface preparation prices
For walls that need levelling before paint. Condominiums, landed homes and other properties are quoted after a site visit, since the area and condition vary too much to publish a flat rate.
| Flat type | Skim coat & plastering (Ups & Down) |
|---|---|
| 3-room flat | $2,000 |
| 4-room flat | $2,500 |
| 5-room flat | $3,000 |
| Executive Maisonette | $4,000 |
Sealer prices
A sealer binds a chalky or previously untreated surface so the topcoat bonds properly and lasts. Oil-based sealers cost more and are used where stain-blocking or a harder seal is needed. Both columns are (Ups & Down) prices.
| Flat type | Water-based | Oil-based |
|---|---|---|
| 3-room flat | $300 | $400 |
| 4-room flat | $400 | $480 |
| 5-room flat | $450 | $520 |
Add-on prices
Items most often added to a repaint. Add them to any package above.
| Add-on | Unit | Price (Ups & Down) |
|---|---|---|
| Door & door frame | per set | $80 |
| Main door & door frame | per set | $150 |
| Main gate | per gate | $130 |
| Mould treatment, toilet ceiling | per ceiling | $300 |

FAQ
How quoting really works in the Singapore painting market.
A 4-room HDB whole-flat repaint is $1,350 and a 3-room is $1,200. These are "Ups & Down" figures — the price can move up or down after we see the flat, rather than only climbing. The package covers the whole flat, including toilet pipe painting and the protection of your floors and furniture, and the final figure depends on wall condition and any extras such as doors, gates or grilles.
No. The prices published here are not subject to GST, so the figure you confirm in the quotation is the figure you pay.
It means the figure is indicative, not a floor. After the free site assessment the price can go down as well as up, depending on the condition of the walls and the scope you actually need. Landed-home prices are the exception — those are shown as "From" figures, because area, height and access vary far too much to publish one number.
The published figures are indicative. What is fixed is the quotation: after the free site assessment you receive one itemised price, and that figure does not move unless you change the scope.
Because the scope behind the number differs. Preparation depth, number of coats, paint grade and what is excluded vary hugely. Compare quotes line by line, not total by total — a missing prep line is a repaint brought forward.
Not automatically — but a figure far below the rest of the pack usually means skipped preparation, thinned systems or add-ons appearing on painting day. Ask what is excluded before you compare.
No. Site assessments are free, islandwide, with no obligation — that is what lets us quote fixed figures instead of estimates.
After the assessment. You receive one fixed, itemised figure, and it only changes if you change the scope.
