Assess before treating
Visible damage can have different causes. We begin by reviewing the affected area and its surroundings, then define a repair and finish sequence appropriate to the observed condition.
A repair process for concrete that is cracking, flaking or breaking away, often where embedded reinforcement has begun to corrode. Affected areas are assessed, loose concrete is removed, exposed steel is treated as required and the surface is reinstated with a suitable repair system.
Application of suitable grout materials to fill joints, gaps or voids, support selected elements or reinstate affected areas. The grout type and method depend on the location and purpose of the work.
A systematic approach to mold-affected surfaces that includes reviewing moisture conditions, cleaning or removing affected material where appropriate, and applying a suitable protective coating after the surface has been prepared.

Where water ingress, persistent condensation, active leakage or extensive structural concerns are suspected, the underlying source should be investigated and addressed by the appropriate party before final reinstatement.

Straight answers on spalling, grouting and mould.
It should be taken seriously. Loose fragments can drop from ceilings and soffits, and the exposed steel keeps corroding, which enlarges the damage. Repairs caught early are small and inexpensive — that is the best time to act.
Age plus humidity. Over time carbonation lets moisture reach the steel reinforcement inside the concrete; the steel rusts, expands and pushes off the concrete cover. Bathrooms, balconies and car parks in older buildings are the usual spots.
Yes — if the moisture source is fixed too. We treat and remove the growth, then address what feeds it: ventilation, condensation or leaks. Treatment without fixing the source is why mould keeps returning after ordinary cleaning.
It inhibits growth on the paint film itself and is a valuable part of the system, but it cannot fix a leak or a condensation problem. We use it as one layer of the solution, not a silver bullet.
Small ceiling patches are typically repaired in a day, then cured before repainting. Larger or structural areas are assessed on site and scheduled in stages, with timelines stated in the quotation.
